Half a month's rent (50% of one month's rent); the landlord pays the other half.

FAQ: What upfront costs should I budget for when renting?

One month's rent upfront, a security deposit (usually two months' rent), your 50% share of stamp duty and the agency fee of 50% of one month's rent.

FAQ: How long are leases in Hong Kong?

Usually two years with a break clause after one year (two months' notice), so about 14 months minimum. Some landlords accept 12-month leases; for shorter stays a serviced apartment is better.

FAQ: What is a diplomatic clause?

A clause letting you end the lease early without penalty if you lose your job or are transferred out of Hong Kong for at least a year, usually after a minimum period.
