FAQ: Do you have a list of properties I can browse?

No, and deliberately so. Published listings go out of date within days and only show part of the market. We search all of it against your brief and confirm every home is available before you see it.

FAQ: What does it cost to talk to you?

Nothing. Our fee follows Hong Kong market practice and is set out in writing before any viewing or marketing begins.

FAQ: Which areas do you cover?

Hong Kong Island, Kowloon, the New Territories and Lantau.

FAQ: Can I visit the office?

Yes, by appointment at 31A Wyndham Street in Central. Call or write first so someone is there to meet you.

FAQ: My company is relocating me to Hong Kong — who should contact you?

Either you or your HR team. We work with both companies and arriving staff, from the first brief to the first week in the new home.

FAQ: How long is a typical rental lease in Hong Kong?

Two years, usually with a break clause after the first twelve months so either side can end the tenancy from then on with notice.

FAQ: What deposit will I need to pay to rent?

Usually two months' rent as a security deposit, plus the first month in advance.

FAQ: Who pays stamp duty on a rental lease?

Stamp duty on a residential lease is normally shared equally between landlord and tenant.

FAQ: Are management fees and government rates included in the rent?

Sometimes — it varies by landlord and building. We always check, as it can make a real difference to the true monthly cost.

FAQ: Can I view properties before I arrive in Hong Kong?

Yes. We can do video viewings first if you are still overseas, then group in-person viewings into a day or two when you arrive.

FAQ: Will you give me an inflated valuation to win my instruction?

No. We will not quote a high figure and then ask you to reduce it. Our valuations are honest and in writing, with the comparable transactions they rest on.
