FAQ: Where is your office/studio?

15A, 235 Wing Lok Street, Sheung Wan, Hong Kong. Initial meetings take place at our self-built studio there.

FAQ: How do I start a renovation with you?

Fill out the consultation request form. We then schedule a discovery call, then a free initial meeting at our studio, then a paid professional site survey, an ideas proposal with a cost and timeline outline, and finally a project kickoff.

FAQ: Is the first consultation free?

Yes. The discovery call and the initial meeting with our designers and project managers are free of charge. The professional site survey is paid.

FAQ: How much is a site survey?

From HKD 1,775 for properties under 1,000 sq ft. Larger properties or harder building constraints are quoted by size and scope. The fee is credited in full to your renovation contract if you go ahead with LH.

FAQ: What do I get from the site survey?

A scaled floor plan (digital and paper) usable by any firm, official BD drawings and records, infrared/digital moisture and water-leak testing, drainage and pressure testing, a CAD/3D drawing set and a detailed itemised quote.

FAQ: How much does a full renovation cost?

Every project is quoted after the site survey. Our enquiry form budget bands run from HKD 400k-600k up to over HKD 3m. Past portfolio examples: 520 sq ft at about HKD 800,000, and 1,250 sq ft at about HKD 1,850,000.

FAQ: How long does a renovation take?

It depends on scope. We once quoted 8 weeks for a kitchen, bathroom and living room. Clients report full gut renovations of about 3-4 months. Projects needing Buildings Department A&A approval can take much longer.

FAQ: Do you give a warranty?

Yes. Our workmanship is warranted for 12 months, and waterproofing for up to 5 years.

FAQ: Do you do small repairs or only full renovations?

We also do maintenance: emergency call-outs for leaks, power and AC; plumbing and electrical repairs; AC servicing; leak detection and waterproofing; paint touch-ups; joinery and door/window adjustments; and re-grouting and minor tiling.

FAQ: How do I request a repair?

Submit via our form or WhatsApp and share photos or video for a quick assessment. We visit to diagnose, send an itemised quotation and a time window, do the works, and confirm with before/after photos.

FAQ: Can you help with water leaks and seepage?

Yes. We detect water leaks and seepage using infrared and digital moisture testing, trace the source, and fix it with our waterproofing services.
